Eligibility Requirements: 

  • Income is $77,760 or higher. 

  • Gross annual household income (before taxes) falls within the maximum income guidelines chart.

    • Household of 3: $85,800 / Household of 4: $95,300 / Household of 5: $102,950 / Household of 6: $110,550​

  • Credit score of 620 or higher.

  • Permanent resident or United States citizen.

  • Steady income for at least 2 years.

  • Stable source of income that you do not expect to end within the next 3 years.

  • Have not declared bankruptcy and if you have, it has been discharged for at least 3 years.

  • Have not been foreclosed upon in the past 7 years.

  • Have not owned a home in the last 3 years.

  • Plan to use this home as your primary residence for the duration of your ownership.

  • Willing to partner with Passaic County Habitat by committing to complete the 200 sweat equity volunteer hours, by working on the construction site, and by participating in the homeowner preparation classes.

  • Willing to save a minimum of 1% of the sales price and additional funds for closing costs.

  • Do not have credit card debt or bills in collection including judgments and liens or if you have accounts in collections, they are less than $1,000 and are on a payment plan.

Application Process: 

  1. Complete application - Potential applicants will begin by completing and submitting an application to help determine if they meet our eligibility requirements.

  2. Lottery of applications - Received applications will be entered into a random selection process on October 13. Each application will be assigned a random, computer-generated number. The assigned number will determine the order in which they will be considered for an application.

  3. Required Documents - Based on the number assigned in the lottery we will send a letter requesting documentation to complete the application. Applicants will have 10 business days to submit the required documentation.

  4. Processing - After the application processing period, a decision will be made on the application and a notice will be sent.  

  5. Notification and acceptance - We will notify approved applicants and schedule a meeting for the applicant to review and sign the partnership agreement.

Submit your application in ONE of the following ways by October 6, 2023: ​

  • Email your application to North3rd@habitatpc.org.

  • Mail your application to Passaic County Habitat, PO Box 2585, Paterson NJ 07509.

  • Applications may be dropped off Monday thru Friday from 10 am to 3 pm at 146 North 1st Street, Paterson.

  • Instructions are included on the last page of the application.

The sales price will be based on qualified homebuyers' income.

The sales price will not exceed $360,000.
